Real estate is a state specific industry, and each state has its laws/licensing requirements. This means that before you can move to a new state, you must understand the laws of that state and obtain your real estate license for your new home state. But none of this has stopped Derek Cavan from building a solid brand in the real estate brokerage industry.
Derek has cemented his place in real estate and is a sought after Las Vegas realtor specializing in residential real estate. He is the founder and CEO of one of Las Vegas’ leading real estate agencies, Squared real estate. Here is his story.
When we interviewed Derek, he said that real estate was something he had always wanted to do. Even after moving to another state, he knew he had to open a new brokerage in another state because his real estate company in Florida was growing so quickly. He wanted to have locations on the east and west coasts and Las Vegas, NV was the perfect fit. regardless of the costs and to continue to serve its customers in multiple states.
Derek Cavan has been a real estate broker for over 15 years. He has worked in the Florida real estate market for many years helping clients secure their dream properties in South Florida, Palm Beach, Fort Lauderdale and Miami Dade.
One of his clients even offers him an interesting proposal to work on a project recognized by the national press. Derek was hired to rebrand a run-down restaurant and nightclub, and he had to renovate it and sell it in less than a year. Derek and his team managed to turn the place into an upscale nightclub and sold the property, generating millions of dollars in revenue. The project was featured on the #1 late night talk show in the United States.
His marketing skills and deep understanding of real estate helped him transition easily and become an industry leader in Las Vegas. But the journey was not as easy as he thought.
Derek said that finding your way in the The Las Vegas real estate market was a challenge. He had to be a regular real estate agent for a year before taking his test and getting his broker’s license. Today, Derek is a well-known real estate broker in Las Vegas and knows the valley better than people who have lived in the area for over 20 years.
“Moving to a new state can be difficult for a realtor because real estate laws vary from state to state, and to continue your practice in each state, you must understand the laws of your new home state” , explains Derek. However, that doesn’t mean it’s impossible to establish a successful real estate career in another state, as Derek successfully transitioned with Squared real estate.
His advice is to invest in your goals and stay ahead of market trends, as this will go a long way in helping you get the best rates as an investor, buyer, or broker and build a successful business.
The real estate market fluctuates all the time as new trends emerge. If you are interested in buying a home, the best advice is to choose a home where you are comfortable with the monthly payments. If you can afford the monthly payment, it’s within your price range, and you have a fixed mortgage rate, don’t worry about the market and enjoy your new home, Derek says.
